Lewis and Perry, father and son team invited to look at an existing house they had just purchased as an investment. The house itself was in need of updating and although it was in poor condition, it was situated on Sandbanks Road looking towards Poole harbour. It was clear that the new owners had big plans for the property and wanted us to come up with a modern design that would maximise potential views to the harbour and beyond.

We presented the clients with a single design, which was based on the footprint of the existing house. The design achieves 2500 sq ft of habitable space, more than doubling the 1200 sq ft original dwelling. The design concept was to potentially retain the front elevation of the existing house, and over cladding using render and copper sheet panels to create eye catching geometry. The addition of a 2nd floor is achieved within a vaulted roof space which floats above 1st floor with glazing to all four sides. The 2nd floor space elevates the aspect above the surrounding properties and provides spectacular views onto Poole Harbour, with distant views to the Purbecks beyond. A modern flat roof rear extension creates an open plan kitchen/living area with the use of a large planar glazed roof light maximising natural light into the main living space, with full width folding doors opening directly onto a private rear garden.


They loved the look and concept of what we had created and after obtaining input from local agents on the potential resale value, instructed us to proceed with a planning application. Planning was submitted to the Local Authority in May 2009 and planning permission was granted in July at the first attempt. Following the preparation of working drawings and submission to Building Control, demolition commenced in the winter. Lewis project managed the build from start to finish with our ongoing advice and guidance, providing additional design detailing where required.


The property is now complete and on the market, as Lewis and Perry prepares to purchase their next project.
